Get a flooring installation estimate in under a minute: enter the square feet and the floor, and this calculator gives the installed price, the price per square foot and the boxes to order. It quotes a job the way installers buy and bill it: the square feet, waste for the layout, flooring rounded up to whole boxes, your material cost, labor per square foot, tear-out of the old floor, underlayment, subfloor prep and transitions, with an option for customer-supplied flooring. You get the installed price, the price per square foot, the boxes to order and the break-even.
Quick answer: Boxes = square feet × (1 + waste %) ÷ sq ft per box, rounded up. Installed price = (boxes × box sq ft × material cost + sq ft × (labor + removal + underlayment + prep) + transitions) ÷ (1 − margin), never below your minimum.
An estimate from the numbers you entered, not a market price. Put in your own costs for a number you can stand behind.
Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Pricing is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for flooring installers that you run by voice from your phone:
Sources: Invoca, July 2026 (52% of home-service calls answered by a person, 60M+ calls); admin hours: Time etc / Censuswide 2023 and Amex SME Barometer 2026.

Leave your mobile number and the AI Office Manager calls you right away, the same way it would call back a homeowner who wants vinyl plank in three bedrooms. That call is the demo: it answers, books you a 15-minute time with the founder and follows up.

500 sq ft of luxury vinyl plank across several rooms, straight lay (10% waste), 20 sq ft per box at $3.50 a sq ft, install labor $2.00 a sq ft, tear-out $1.00 and underlayment $0.40 a sq ft, 3 transitions at $35, 30% margin, $500 minimum.
With waste you need 550 sq ft, which is 27.5 boxes, so you order 28 boxes = 560 sq ft × $3.50 = $1,960. Labor is 500 × $2.00 = $1,000, tear-out $500, underlayment $200 and transitions $105. Break-even is $3,765. At 30% margin the installed price is $3,765 ÷ 0.70 = $5,378.57, or $10.76 per sq ft, of which $5.16 a sq ft is labor and prep.
Change the layout to herringbone and add subfloor leveling at $0.75 a sq ft: 30 boxes, break-even $4,280 and a price of $6,114.29. A customer who brings their own flooring for a 120 sq ft room pays $732.86 for labor, tear-out, underlayment and transitions.
Customers compare flooring quotes per square foot, so give them that number, but build it from parts: material in whole boxes, labor, tear-out, underlayment, prep and transitions. Two quotes at the same price per square foot can include very different work, and the itemized one is easier to defend.
A big open room laid straight wastes little. A house of small rooms, closets and angles wastes more, and herringbone or chevron wastes the most because every row starts and ends with a cut. Order a little extra on top for future repairs, and tell the customer to keep the spare boxes.
Luxury vinyl plank, laminate, engineered and solid hardwood, tile and carpet all install at different speeds and need different underlayment and prep. Keep a labor rate per product instead of one average; tile with a pattern can take several times as long as floating plank in the same room.
Uneven concrete, squeaky plywood and old adhesive are where floor jobs blow up. Check flatness on the estimate visit, price leveling compound and grinding per square foot, and write into the quote what happens if the old floor reveals more. A short note now avoids a long argument later.
Some customers buy their own floor online. Quote labor and prep only, but check the boxes before the job: wrong quantity, damaged cartons or a product that needs a special underlayment can cost you a day. Charge your minimum whatever the size.
Moving furniture, pulling and reinstalling baseboards and trimming door bottoms all take time. Price them as add-ons rather than doing them for free. Stairs deserve their own per-step price, since each tread and riser is cut and fitted by hand.
People shopping for new floors call several installers and book the first one who can measure. Unmanually is an AI Office Manager that works 24/7 and that you run by voice: the AI Office Manager answers, asks the rooms, square footage, current floor and the product they want, gives your price per square foot, books the measure visit and texts the confirmation, then sends the invoice and chases it. Pricing calculators and templates for every trade.
List the square feet per room, add waste for the layout, round the flooring up to whole boxes, then price each part on its own line: material, install labor per square foot, tear-out, underlayment, subfloor prep, transitions and stairs. Add your margin to the total and check it against your minimum charge. This calculator builds those lines for you and you can email or share the result.
It depends on the layout. This calculator uses 5% for a large straight lay, 10% for several rooms, 15% for diagonal or many angles and 20% for herringbone or chevron as starting points. Then it rounds up to whole boxes.
Multiply the square feet by one plus the waste percentage, divide by the square feet in a box and round up. 500 sq ft with 10% waste and 20 sq ft boxes is 550 ÷ 20 = 27.5, so 28 boxes.
Add your costs per square foot (labor, tear-out, underlayment, prep), the material in whole boxes and the transitions, then divide by one minus your margin and by the square feet. The calculator does it for you.
Yes. Tear-out is labor plus disposal, and glued floors and tile take much longer than floating floors. The calculator prices it per square foot.
Tick customer supplies the flooring. The calculator drops the material and gives you a labor and prep price per square foot, with your minimum still applied.
Per step, not per square foot, because each tread and riser is cut and fitted by hand. Enter the number of steps and your cost per step; the calculator adds them to the break-even and keeps them out of the price per square foot so room pricing stays comparable.
Multiply length by width for each room, closets included, and add the rooms together. Enter up to three rooms and the calculator does the adding; for L-shaped rooms, split them into two rectangles.
