Ask ten installers how to price flooring jobs and most will say "per square foot," which is true but incomplete. The square-foot install price is only one line. Removal, subfloor prep, waste, transitions, trim and stairs are where flooring jobs make or lose their margin.
Quick answer: Measure each room, add a waste factor that fits the material and layout, and price material at your margin. Price removal and disposal per square foot, subfloor prep by the hour, installation per square foot by material, and trim, transitions and stairs as their own lines. Moisture or flatness problems found on the measure should change the price before it is sent.

| Material and layout | Starting waste allowance |
|---|---|
| LVP or laminate, straight lay, open rooms | about 7 to 10% |
| Hardwood, straight lay | about 10% |
| Tile, standard pattern | about 10 to 15% |
| Diagonal or herringbone | about 15 to 20% |

Living room, hall and dining room, carpet coming out, plywood subfloor in fair shape with a few low spots. Every unit cost below is an assumption to show the method.
| Line | Calculation | Price |
|---|---|---|
| LVP material | 600 + 8% waste = 648 sq ft × $3.10 cost = $2,009 | — |
| Transitions and quarter round | 4 transitions × $35 + 180 lin ft × $1.20 = $356 | — |
| Material priced at 25% margin | ($2,009 + $356) ÷ 0.75 | $3,153 |
| Carpet and pad removal, disposal | 600 × $1.25 | $750 |
| Subfloor prep (patch low spots, sand seams) | 4 hours × $85 | $340 |
| Installation | 600 × $3.50 | $2,100 |
| Total | $6,343 (about $10.57 per sq ft) |
A customer comparing "installed price per square foot" will see $10.57. That is why your estimate should show the lines: it explains why yours is not the same number as the big-box ad that excludes removal, prep and trim.
Epoxy garage and commercial floors are priced per square foot by system (grind, primer, body coat, flake, topcoat), plus crack and joint repair by the linear foot and moisture mitigation if needed. Grinding and prep time is usually the biggest variable, so look at the slab before quoting.
Send estimates the same day as the measure whenever possible. Homeowners compare flooring quotes side by side, and the one that arrives first, clearly itemized, sets the standard the others are judged against.
Measure every room separately, including closets, and sketch the layout so you can plan seams, plank direction and transitions. Note doorways where heights change between rooms, because each one needs a transition piece. Check the subfloor with a straightedge in several places and write down any dips or humps. On concrete, note the age of the slab and any signs of moisture. On stairs, count treads and risers and note whether the nosing is integrated or separate.
This information turns into line items: square footage with waste, the number of transitions, prep hours and stair count. Customers who see these lines understand why your price differs from an advertised per-square-foot number.
Flooring material is often special-ordered and not returnable. Take a deposit that at least covers material before you order, and state in the estimate that material is non-refundable once ordered. Schedule acclimation time if the product requires it, so the install date is realistic.
Homeowners often book whoever gets them a clear estimate first, and it is easy for an estimate to sit for several days. Unmanually is a 24/7 AI Office Manager you talk to after the measure: "600 square feet LVP, carpet out, four hours prep, four transitions, send to the Clarks," and it builds the estimate from your price list and sends it, then follows up. It asks before anything that spends money. See what it does for flooring contractors, or run the calculator to see the hours of estimating and invoicing it turns into minutes of talking.
Start around 7 to 10% for LVP or laminate laid straight, about 10% for hardwood, 10 to 15% for tile and 15 to 20% for diagonal or herringbone layouts, then adjust from your own leftovers.
Yes, as separate lines. Removal, disposal and subfloor prep can be a large share of the job, and listing them explains your price against ads that exclude them.
Per step, including the nosing, because stairs take far more time per square foot than open floor.
