This roofing estimate calculator goes from a footprint to a full replacement price: it converts the footprint to roof area with the pitch factor, turns that into roofing squares, adds waste for the roof shape, rounds the shingles to whole bundles, then prices underlayment and accessories, install labor, tear-off for each layer, disposal, the permit, your overhead and your profit. You get the price, price per square, the squares and bundles to order and the break-even.
Quick answer: Roof squares = footprint (with overhangs) × pitch factor ÷ 100. Order = roof squares × (1 + waste), rounded up to whole bundles. Price = (shingles + underlayment and accessories + install labor + tear-off and disposal per layer + permit) ÷ (1 − overhead % − profit %).
An estimate from the numbers you entered, not a market price. Put in your own costs for a number you can stand behind.
Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Pricing is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for roofing contractors that you run by voice from your phone:

Unmanually is an AI Office Manager that works 24/7 and that you run by voice from your phone. Leave your mobile number and the AI Office Manager calls you right away, the same way it would call back a homeowner with a leak after last night's storm. That call is the demo: it answers, books you a 15-minute time with the founder and follows up.

A 2,000 sq ft footprint at 6/12 pitch with a few valleys (10% waste), one layer to tear off, shingles at $130 a square in 3 bundles, $35 a square for underlayment and field accessories, 60 ft of ridges and hips (ridge cap at 33 ft and $65 a bundle), 180 ft of eaves and rakes (drip edge at $9 per 10 ft piece), no decking, $90 install labor, $45 tear-off and $30 disposal per square per layer, $250 permit, 12% overhead and 13% profit.
Roof area is 2,000 × 1.118 = 2,236 sq ft = 22.36 squares. With 10% waste that is 24.6 squares, so you order 74 bundles (24.67 squares) = $3,206.67 of shingles. Underlayment and accessories $782.60, ridge cap 2 bundles $130, drip edge 18 pieces $162, install labor $2,012.40, tear-off $1,006.20, disposal $670.80, permit $250: direct cost $8,220.67. Break-even with overhead covered is $8,220.67 ÷ 0.88 = $9,341.67. The price is $8,220.67 ÷ 0.75 = $10,960.89, or $490.20 per roof square.
Same house with two layers to tear off: another $1,677 of direct cost and a price of $13,196.89. Find four sheets of soft decking and that is $380 more direct cost, about $507 on the price. Ask how many layers are on the roof before you give a number on the phone.
Roofers buy and price in squares, 100 sq ft of roof each. The footprint is not the roof: slope adds area, and the pitch factor (the hypotenuse of the rise over a 12 inch run) converts one to the other. Then waste covers starter rows, cut pieces at hips and valleys and the bundles you can't split. Gable roofs waste little; cut-up hip roofs waste a lot more.
Every layer you remove is labor, dump weight and time, and old roofs sometimes hide two or three layers. Price tear-off and disposal per square per layer, so a second layer found on site becomes a clear change order instead of lost profit. Rotten decking is the other common surprise; quote a price per sheet up front and write it into the contract.
Above about 8/12, crews slow down: harnesses, roof jacks, toe boards and more trips up and down. Two- and three-story homes add ladder and material-hoisting time. A steep percentage on labor keeps those roofs from eating the margin you made on the easy ranch homes.
Roofing overhead is real money: sales time, insurance, trucks, the office and warranty callbacks. Set it as a share of the price, add profit the same way and divide your direct cost by what is left. A roof priced at cost plus a percentage on top often ends up covering overhead but leaving little profit.
Hail and wind seasons bring call spikes and insurance work, where pricing often follows the adjuster's line items. Keep a separate minimum for small repairs: a few shingles still costs the drive, the ladder and the setup.
After a storm, homeowners call every roofer in town and book the first one who answers. Unmanually is an AI Office Manager that works 24/7 and that you run by voice: the AI Office Manager answers, asks the roof type, age, layers, leaks and insurance claim, gives your price range, books the inspection and texts the confirmation, then sends the invoice and chases it. Multiply the footprint (including overhangs) by the pitch factor to get the sloped roof area, then divide by 100. A 2,000 sq ft footprint at 6/12 pitch is 2,000 × 1.118 = 2,236 sq ft, or 22.36 squares, before waste.
It depends on the roof shape. This calculator uses 7% for a simple gable, 10% with a few valleys, 15% for a hip roof and 20% for complex roofs. Adjust them to what your own orders show.
About 1.118. It is the square root of (6² + 12²) divided by 12. A 4/12 is about 1.054, an 8/12 about 1.202 and a 12/12 about 1.414.
Work it out from your costs: with the worked example's assumptions (one layer tear-off, 12% overhead, 13% profit) the price comes to about $490 per roof square. Your materials, labor rates and overhead decide your number.
Price tear-off labor and disposal per square per layer. In the example, a second layer adds $75 a square of direct cost, about $1,677 on a 22-square roof, before overhead and profit.
Divide the total length of ridges and hips by the coverage on the ridge cap wrapper and round up. With 60 ft of ridge and hip and a product that covers 33 ft per bundle, that is 2 bundles. Coverage differs a lot between products, so always check the wrapper.
Quote a price per 4×8 sheet, installed, in the estimate and the contract, then count the sheets once the old roof is off. The calculator adds sheets × price to the direct cost so overhead and profit apply to it like any other line.
