Pest Control Pricing Calculator

By Moni Mindich, founder, 20 years in home improvement

Updated October 22, 2026

This pest control pricing calculator prices both halves of a pest plan: the initial service and the recurring visits. It works from the home's square feet, the pest, how often you service, your minutes per visit, chemical cost per 1,000 square feet, the drive, your tech's cost with overhead and your margin. You get the initial price, the recurring visit price, what the plan works out to per month if you bill monthly and the first-year value of the customer.

Quick answer: Recurring visit = ((base minutes + minutes per 1,000 sq ft × sq ft ÷ 1,000) × pest factor + drive) ÷ 60 × cost per hour + chemicals, ÷ (1 − margin), never below your minimum. Initial service = the same with the initial time and chemical multipliers. First-year value = initial + recurring × (visits/year − 1).

You just spent 10 minutes on one service. Unmanually turns that into a 10-second voice note.

Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Pricing is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for pest control companies that you run by voice from your phone:

  • Answers your business line 24/7, quotes from your price list and books the service on the live call, so the customer doesn't ring the next company on Google.
  • Sends the quote, follows up until they say yes, then sends the invoice and chases it until it's paid.
  • Texts confirmations and reminders, keeps your calendar and remembers every price and promise.
  • Plus a free website for your business, set up for you. On a plan, every form fill gets a call back from your AI Office Manager in about a minute.

How to use this pest control pricing calculator

  1. Enter the home and the pest. Square feet from the customer or a listing; the pest factor adds time for roaches and rodents.
  2. Pick the recurring schedule. Quarterly, every other month or monthly; or one-time if they only want a single treatment.
  3. Set your minutes and chemicals. Base minutes per visit, extra per 1,000 sq ft and chemical cost. The defaults are assumptions; use your route data.
  4. Set the initial multipliers. The first visit usually takes longer and uses more product, inside and out.
  5. Enter costs, margin and minimums. The calculator shows the plan as a monthly bill, which is how many customers prefer to pay.

The formula

visit minutes include property type and access factors; the infestation factor multiplies initial time and chemicals only
visit minutes = (base minutes + minutes per 1,000 sq ft × sq ft ÷ 1,000) × pest factor
recurring cost = (visit minutes + drive) ÷ 60 × (tech cost + overhead) + chemicals per 1,000 sq ft × sq ft ÷ 1,000
recurring visit = max(recurring cost ÷ (1 − margin), minimum)
initial service = same with visit minutes × initial time factor and chemicals × initial chemical factor, minimum applied
billed monthly = recurring visit × visits/year ÷ 12
first-year value = initial + recurring visit × (visits/year − 1)
markup = (recurring visit − recurring cost) ÷ recurring cost; the plan is compared with published residential ranges: $40–$70 a month for monthly plans, $90–$130 a quarter otherwise

Worked example

These are assumptions for illustration, not market figures. Swap in your own.

A 2,000 sq ft home, general pests, quarterly service. Base visit 30 minutes plus 5 minutes per 1,000 sq ft, chemicals $3 per 1,000 sq ft, initial visit at 2× time and 2× chemicals, 15-minute drive, tech cost $26 plus $30 overhead an hour, 40% margin, $95 visit minimum and $150 initial minimum.

A recurring visit takes 30 + 5 × 2 = 40 minutes, 55 with the drive. Cost: 55 ÷ 60 × $56 = $51.33 plus $6 of chemicals = $57.33. At 40% margin the visit is $57.33 ÷ 0.60 = $95.56. The initial service takes 80 minutes plus the drive, $88.67 of time plus $12 of chemicals = $100.67, priced at $167.78. Four visits/year is $382.22, or $31.85/month billed monthly, and the customer's first year is worth $454.44.

For roaches (×1.5 time) the visit rises to $126.67 and the initial service to $230.00.

With the defaults (single-family, light infestation, easy access) the factors are all 1, so the numbers above don't change. A heavy first-visit infestation (×1.5) raises the initial service to 120 minutes plus the drive: $126.00 of time and $18 of chemicals, $144.00 in cost, priced at $240.00. Recurring visits stay at $95.56, because a plan is priced as maintenance. At $95.56 a quarter the plan sits inside the published $90–$130 quarterly range.

How to price pest control

Initial and recurring are different prices

The first visit knocks the population down: interior and exterior treatment, crack and crevice work, an inspection and often more product. Recurring visits maintain the barrier and take less time. Pricing them separately keeps the first visit profitable and the recurring price competitive. Many companies ask for a recurring agreement in exchange for a lower initial price.

Square footage, pest and frequency

Larger homes take more time and product, but not in a straight line: much of a visit is the same whatever the size. That is why this calculator uses base minutes plus minutes per 1,000 square feet. Roaches and rodents need more inspection, baiting and follow-up than general pests, so they carry a time factor.

Monthly billing

Customers often prefer a small monthly charge to a quarterly invoice. Spread the yearly recurring price over 12 months and bill it automatically. It also smooths your cash flow through the slower months.

Seasons

Spring brings ant and termite swarm calls; summer brings wasps and mosquitoes; fall brings rodents moving indoors. Use the busy seasons to sign recurring plans, because a customer who calls in a panic is the easiest one to convert to quarterly service.

Specialty services

Termites, bed bugs, wildlife and mosquito programs are priced on their own: inspections, specialty products, more visits and often a warranty or retreatment promise. Keep them out of the general pest price and quote them separately. Callbacks between scheduled visits are part of most recurring plans; track how many each customer needs, because a home with frequent callbacks costs far more than its plan price assumes.

Route density

Drive time is unpaid service time. Grouping recurring customers by area lowers the drive per visit and raises the rate per tech-hour, the number that shows whether a route works.

How the result compares with published price ranges

Service Autopilot's residential averages put a quarterly plan at $90 to $130 a quarter, a monthly plan at $40 to $70 a month, a one-time general treatment at $150 to $300 and an initial visit for a contract at $100 to $200 (Service Autopilot pest control price list, checked Oct 25, 2026). The calculator shows where your quarterly price falls against that range. A price below it usually means the minimum or margin is too low for your drive time; a price above it can be right for heavy access or commercial work, but say why in the quote.

Why the infestation level only touches the first visit: a heavy roach or rodent job needs more product and time to knock it down, and a quarterly plan after that is maintenance. Pricing the plan at the heavy rate is how plans get cancelled after the second visit.

Quote calls come in while you're on a job

People who just saw a mouse or a trail of ants call pest companies until one answers. Unmanually is an AI Office Manager that works 24/7 and that you run by voice: the AI Office Manager answers, asks the pest, where they see it, the home size and how often they want service, gives your initial and recurring price, books the first visit and texts the confirmation, then sends invoices and chases them. FAQ

Common questions

How much should I charge for quarterly pest control?

Price the visit from minutes, drive, chemicals, your cost per hour and margin. With the worked example's assumptions (2,000 sq ft, general pests, 40% margin, $95 minimum) a quarterly visit is about $95.56, or $31.85/month billed monthly.

How much more should the initial pest control service cost?

Enough to cover the extra time and product. This calculator multiplies recurring time and chemicals by 2 for the initial visit as an assumption, giving $167.78 in the example.

How do you price pest control by square foot?

Use base minutes for every visit plus extra minutes and chemicals per 1,000 sq ft, because much of a visit doesn't change with size. The calculator does this rather than a flat rate per square foot.

Should pest control be billed monthly?

Many customers prefer it. The calculator spreads the yearly recurring price over 12 months so you can offer it either way.

How do you price rodent or cockroach treatments?

They need more time, follow-ups and product. The pest factor adds time (×1.5 for roaches, ×1.6 for rodents as assumptions). Price exclusion work and specialty programs separately.

Should a heavy infestation change the price of the quarterly plan?

Usually no. Charge the extra time and product on the initial service (this calculator multiplies initial time and chemicals by 1.25 or 1.5) and price the plan visits as maintenance. If a home still needs heavy work by the third visit, re-quote it.
