How to Price Pest Control Jobs: The Initial Service, the Recurring Plan and Specialty Work

Updated October 21, 2026

Owners asking how to price pest control jobs are really pricing two products: a one-time initial service that knocks the problem down, and a recurring plan that keeps it down. Both come from the same numbers: what a technician costs per minute on the road, how long each stop takes and what product goes on the property.

Quick answer: Work out your technician cost per hour (labor, vehicle, overhead) and convert it to minutes. Time each service type including drive time, add product cost, then divide by one minus your target margin. Price the initial service higher than recurring visits because it takes longer and uses more product. Quote termite, bed bug and wildlife work only after an inspection.

Step 1: technician cost per hour (assumptions stated)

LineAssumptionPer hour
Technician labor$24 wage + 25% burden$30.00
Vehicle and equipmenttruck, sprayers, fuel, maintenance$12.00
Overheadlicensing, insurance, office, software, marketing$28.00
Cost per hour$70.00 (about $1.17 per minute)

Illustrative assumptions. Product cost is added per service.

Step 2: worked quarterly general pest plan

A 2,000 sq ft single-family home on an established route.

ServiceTime and productCostPrice at 30% margin
Initial service (interior and exterior)75 min on site + 12 min drive = 87 min; product $18$101.50 + $18 = $119.50$119.50 ÷ 0.70 = $171, quote $175
Quarterly exterior service35 min on site + 12 min drive = 47 min; product $9$54.83 + $9 = $63.83$63.83 ÷ 0.70 = $91
First-year valueinitial + 3 quarterly—$175 + $273 = $448

Two decisions follow. First, a "free first service" is really a $119.50 cost you recover over the plan; only offer it if your plans actually renew. Second, a route with tighter drive times lowers your cost per stop more than any product discount.

Adjusting for the property

Specialty work: inspect, then price

Termite treatments are usually priced by linear foot of foundation or by bait station count, plus monitoring; bed bugs by room and method; wildlife by trapping, exclusion and repair work. These depend on what the technician finds, and quoting them over the phone invites trouble. Charge for the inspection or credit it to the job. Product selection and application decisions belong to your licensed applicators.

Seasonality

Spring swarms and summer peaks bring the most new calls, and winter is quieter. A recurring base smooths the year: the more of your revenue comes from plans, the less you depend on how fast you answer the phone in April.

Writing the agreement

A recurring plan needs a short written agreement: which pests are covered, how often you visit, what happens between visits if pests return, how the customer pays and how either side can cancel. Exclusions (termites, bed bugs, wildlife) should be stated plainly. A clear agreement prevents the most common pricing argument in pest control, which is a customer expecting unlimited free visits for a pest the plan never covered. Review the agreement wording once a year alongside your prices.

Commercial accounts

Restaurants, warehouses, offices and property management companies usually need monthly service, documentation for inspections and faster response when something is spotted. Price commercial accounts from time on site per visit, documentation time, product and the response commitment you are making. Visit the site before quoting, and agree in writing what is included between scheduled visits, because unplanned callbacks are where commercial accounts lose money.

Keeping the phone from setting your price

In peak season the first company to call back often gets the plan, regardless of price. Unmanually is a 24/7 AI Office Manager that calls new leads back in about a minute, asks about the home and the pest, quotes your initial and plan prices and books the first service, then sends reminders before each quarterly visit. Identification and treatment decisions stay with your technicians, and it asks before anything that spends money. Common questions

How much should I charge for a quarterly pest control service?

Time the stop including drive, multiply by your technician cost per minute, add product, and divide by one minus your margin. With this guide's assumptions that is about $91 per quarter for a 2,000 sq ft home; your costs set the real price.

Why is the initial pest control service more expensive?

It takes longer, covers the interior and uses more product to bring the population down. Recurring visits maintain the result with less time and product.

How do pest control companies price termite treatment?

Usually by linear foot of foundation for liquid treatments or by station count for bait systems, plus monitoring, and only after an inspection.
