This pressure washing pricing calculator (it works as a pressure washing estimate calculator too) builds a price from what you actually do on site: square feet of flat concrete, siding and decks, how many stories, how dirty it is, how fast your rig cleans each surface, setup, the drive, your crew and the margin you want. You get a job price, the blended price per square foot, your rate per job-hour and the break-even below which the job loses money.
Quick answer: Job price = (wash hours + setup + drive) × (crew × labor cost + rig and overhead per hour) + chemicals, ÷ (1 − margin), never less than your minimum. Wash hours = each surface's square feet ÷ your square feet per hour, with siding adjusted for stories and everything adjusted for condition.
An estimate from the numbers you entered, not a market price. Put in your own costs for a number you can stand behind.
Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Pricing is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for pressure washing companies that you run by voice from your phone:

Unmanually is an AI Office Manager that works 24/7 and that you run by voice from your phone. Leave your mobile number and the AI Office Manager calls you right away, the same way it would call back a homeowner who wants the driveway and siding cleaned before a party. That call is the demo: it answers, books you a 15-minute time with the founder and follows up.

wash hours = (flat sq ft ÷ flat rate + siding sq ft ÷ siding rate × (1 + stories %) + deck sq ft ÷ deck rate) × (1 + condition %)job hours = wash hours + setup minutes ÷ 60 + drive minutes ÷ 60break-even = job hours × crew × labor cost + job hours × rig and overhead + total sq ft ÷ 1,000 × chemicalsjob price = max(break-even ÷ (1 − margin), minimum charge)price per sq ft = job price ÷ total sq ftrate per job-hour = job price ÷ job hours
These are assumptions for illustration, not market figures. Swap in your own.
A two-story house wash of 2,000 sq ft of siding plus a 1,000 sq ft driveway and walk, normal condition, crew of 2. Production: 800 sq ft an hour on concrete, 1,000 on siding. Setup 30 minutes, drive 20 minutes, $22 labor per person-hour, $30 rig and overhead per job-hour, $6 of chemicals per 1,000 sq ft, 35% margin, $175 minimum.
Concrete takes 1,000 ÷ 800 = 1.25 hours. Siding takes 2,000 ÷ 1,000 = 2 hours, plus 20% for the second story = 2.4 hours. With setup and drive the job runs 4.48 hours. Labor is 4.48 × 2 × $22 = $197.27, rig and overhead 4.48 × $30 = $134.50, chemicals 3,000 ÷ 1,000 × $6 = $18, so break-even is $349.77. At 35% margin the price is $349.77 ÷ 0.65 = $538.10, which is $0.18 per sq ft blended and $120.02 per job-hour. A 35% margin is the same as a 53.8% markup on cost.
Change the condition to heavy and the wash time rises 30%: the same job needs $430.80 just to break even and $662.76 at the same margin. That is why a quote off a photo should ask about mold, stains and when it was last cleaned.
Flat concrete with a surface cleaner goes fast, siding soft wash goes slower, and wood decks go slowest because you work at low pressure and by hand. One per-square-foot number across all three either loses money on decks or loses the bid on driveways. Keep a production rate per surface, and the blended price per square foot falls out of the math.
A second story means ladders, extension wands, more chemical and more rinsing. Add the time, not a guess. Ask on the call whether there is an outdoor spigot with decent flow, where the truck can park and whether there are plants, pools or cars close to the walls. Pulling hose 150 feet is setup time you should see in the quote.
A 200 sq ft patio still costs the drive, setup and teardown of a full job. A minimum charge covers that; the calculator shows when it kicks in. Many owners bundle small jobs into a whole-property package (driveway, walk, patio and house) instead of quoting each piece.
Spring brings the pollen and mold calls, fall brings pre-holiday house washes, and winter is slow in cold regions. Book recurring yearly house washes in the slow months and offer add-ons that use the same setup: gutter face brightening, rust and oil stain treatment, and sealing after a concrete clean. Each add-on is mostly product and minutes, not another drive, so it lifts your rate per job-hour more than any new customer does.
Margin is profit as a share of the price; markup is profit as a share of cost. A 35% margin is a 53.8% markup. If you add 35% to your cost you only keep about 26% of the price.
Homeowners send a photo, ask a price and hire whoever calls back first. Unmanually is an AI Office Manager that works 24/7 and that you run by voice: the AI Office Manager answers, asks the surfaces, square footage, stories and condition, gives your price from your rates, books the job and texts the confirmation, then sends the invoice and chases it. Work it out from your hours and costs instead of copying a competitor. With the assumptions in the worked example (crew of two, $22 labor, $30 rig and overhead per job-hour, 35% margin) a mixed driveway and house wash comes to about $0.18 per square foot blended. Decks and heavy staining cost more per foot; big open driveways cost less.
Divide the square feet by your surface cleaner's real production rate. At an assumed 800 sq ft an hour, a 1,000 sq ft driveway takes about an hour and a quarter of washing, plus setup and the drive. Time three of your own jobs and use that rate here.
Measure the wall area (perimeter × height), divide by your soft wash rate, add time for each story above the first, then add setup, drive, chemicals and margin. The calculator does each step and shows it in the table.
Enough to cover the drive, setup, teardown and some profit on a tiny job. Put your own minimum in the calculator; it tells you when a small job falls below it.
Yes, because it takes longer and uses more product. The condition setting adds 30% or 60% to wash time; change the percentages in the formula if your experience says otherwise.
