This gutter pricing calculator handles both jobs gutter companies quote all day: cleaning by the linear foot and stories, and installation by the linear foot with downspouts, material, guards and old gutter removal. It uses your production rates, crew, labor cost and margin, and gives you a job price, the price per linear foot, your rate per person-hour and the break-even.
Quick answer: Cleaning: person-hours = linear ft ÷ ft per hour × story factor × condition + downspouts × minutes. Install: person-hours = linear ft ÷ ft per hour × story factor + downspouts × minutes, plus material per foot and per downspout. Price = (hours × labor and overhead + materials) ÷ (1 − margin), never below your minimum.
An estimate from the numbers you entered, not a market price. Put in your own costs for a number you can stand behind.
Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Pricing is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for gutter companies that you run by voice from your phone:

Sourced market rates, checked November 1, 2026 (CostToBuildHouse, updated April 2026, based on RSMeans data): aluminum gutters $6-$12 per linear foot installed, downspouts $5-$8 per linear foot, 3-5 downspouts on a typical home, and old gutter removal $0.50-$1.50 per linear foot.
Example (our assumptions, using the midpoints): a two-story home with 150 ft of seamless aluminum gutters, 4 downspouts of 20 ft each, and old gutters torn off.
That lands next to the source's $2,000 average for a 150 ft home. Guards add $0.50-$10 a foot on top. Use the calculator above with your own crew rate, material cost and margin to see whether that market price covers your costs.
These are assumptions for illustration, not market figures. Swap in your own.
Cleaning: 180 ft of gutters on a two-story home, normal condition, 6 downspouts, crew of 2. One person cleans 120 ft an hour on a single story, flushing a downspout takes 5 minutes, setup and cleanup 0.25 person-hours, 20-minute drive, $25 labor plus $12 overhead per person-hour, 30% margin, $150 minimum.
The run takes 180 ÷ 120 × 1.3 = 1.95 person-hours, downspouts 0.5, setup 0.25 and the drive 20 minutes × 2 people = 0.67. That is 3.37 person-hours × $37 = $124.57 break-even. At 30% margin the price is $177.95, or $0.99 per foot and $52.86 per person-hour.
Installation of the same 180 ft at 25 ft per person-hour, 30 minutes per downspout, $3.50 a foot and $35 a downspout in material: 9.36 + 3 + 0.25 + 0.67 = 13.28 person-hours = $491.24, plus $840 of material, break-even $1,331.24 and a price of $1,901.77, about $10.57 a foot. Add guards at $2.50 a foot and old gutter removal at $0.75 a foot and it becomes $2,737.48.
Gutter cleaning is usually priced per linear foot with a story adjustment and a minimum. The minimum matters most: a small ranch home still costs the drive, the ladder setup and the cleanup. Packed gutters, overgrown valleys and heavy pine needle loads are slower, so ask when they were last cleaned before you give a number. A photo from the homeowner of one corner tells you more than any description.
In leafy areas, spring and late fall are the busy seasons. Sell a two-visit plan when you book the first cleaning: one visit after the blossoms and seeds, one after the leaves are down. It fills the shoulder weeks and gives you a predictable route.
Seamless installs are priced per linear foot, with downspouts, miters and special pieces on top. Material changes the price more than anything: aluminum, steel and copper are very different numbers, and larger profiles cost more per foot. Keep downspouts as their own line; customers often want an extra one at a problem corner, and it should be priced when they ask. Measure on site before you order coil: a phone estimate from the perimeter is fine for a quote, not for cutting.
Gutter guards are a common add-on to new installs and a separate job on existing gutters. Old gutter removal and disposal is small per foot, but on a full house it adds up; price it rather than giving it away.
Pulling old gutters often reveals soft fascia. Have a per-foot fascia repair price ready, explain it before the work starts and get the yes in writing. Small repairs like re-sealing seams, re-hanging a sagging section or fixing a leaking miter should carry the same minimum as a cleaning.
Homeowners call about gutters when water is pouring over the edge, and they book whoever answers. Unmanually is an AI Office Manager that works 24/7 and that you run by voice: the AI Office Manager answers, asks the stories, length, downspouts and whether it is cleaning, guards or new gutters, gives your price, books the job and texts the confirmation, then sends the invoice and chases it. Enter the linear feet, the number of downspouts, your material cost per foot and per downspout, and whether old gutters come off. With sourced 2026 rates (CostToBuildHouse, RSMeans data: aluminum $6-$12 a foot installed, downspouts $5-$8 a foot, removal $0.50-$1.50 a foot), 150 ft of aluminum on a two-story home with 4 downspouts and tear-off comes to about $2,020, or $13.47 a foot. Set the calculator to installation to check that price against your own labor, material and margin.
Price it from your time and costs, then divide by the feet. With the worked example's assumptions (crew of two, $37 an hour all-in, 30% margin) a 180 ft two-story cleaning comes to about $0.99 a foot. Short runs hit the minimum charge instead, so their price per foot is much higher.
Add install labor (linear feet ÷ your feet per hour, adjusted for stories, plus downspout time) to material per foot and per downspout, then divide by one minus your margin. Add guards and old gutter removal when needed.
This calculator adds 30% time for two stories and 60% for three as starting points. Change them to what your crew really takes.
Yes. Drive, setup and cleanup cost the same on a short run as a long one. The calculator shows when the minimum applies.
Yes, as a per-foot line on top of the gutters, so the customer can see the choice and you can change the guard product without re-pricing everything.
