How to Price a Plumbing Job: A Worked Example with 2026 Numbers

Updated October 30, 2026

Quick answer: To price a plumbing job, find your true cost per billable hour (wages plus payroll costs, divided by the hours you can actually bill, plus your overhead per billable hour), multiply by the job's hours, add materials and permits, then divide the total by one minus your target margin. With 2026 numbers that lands a two-truck shop at about $145 per billable hour and a standard water heater swap at about $1,400.

Most plumbers who undercharge don't do it on the parts. They do it on the hours they forgot to count: drive time, the callback, the evening spent writing quotes. Here is the full method, with every number shown.

Step 1: Know what an hour of your plumber really costs

The wage is only part of it. The median US plumber earns $30.67 an hour (BLS, May 2025 data). On top of wages, private employers pay about 30% of total compensation in benefits and payroll costs: $46.89 of total cost for every $32.82 of wages in June 2026 (BLS Employer Costs for Employee Compensation). That's a multiplier of about 1.43, so the median plumber really costs about $43.82 an hour.

Then count the hours you can bill. Nobody bills a full 8-hour day: there's driving, the supply house, estimates that don't close and callbacks. If a tech bills 5.5 of 8 paid hours, each billable hour carries 8 ÷ 5.5 paid hours, so labor costs $63.74 per billable hour.

Step 2: Spread your overhead over billable hours

Add up everything the business pays whether or not a truck rolls: vans and fuel, insurance, licenses, phone, software, the office and your own admin time. Divide it by the billable hours your techs produce in a month. That's your overhead per billable hour, and it's the number most often left out.

Step 3: Price materials, permits and trip fees

Add parts at your cost plus your markup policy, any permit or inspection fee, and disposal. Decide up front whether a service call or trip fee applies, and whether it's credited toward the repair if the customer says yes. State it the same way every time.

Step 4: Set the price from your margin, not a guess

Price = job cost ÷ (1 − target margin). A 20% margin means dividing by 0.8. Adding 20% on top only gets you a 16.7% margin, which is the most common pricing mistake in the trades.

Worked example: a two-truck shop prices a water heater swap

These are example inputs. Put your own into the same steps; the method doesn't change.

LineHow it's worked outAmount
Burdened labor$30.67 median wage × 1.43 (BLS employer costs)$43.82 / paid hr
Labor per billable hour$43.82 × 8 paid ÷ 5.5 billed (example)$63.74
Overhead per billable hour$12,000/month (example) ÷ 231 hrs (2 techs × 5.5 × 21 days)$51.95
True cost per billable hour$63.74 + $51.95$115.68
Hourly rate at 20% margin$115.68 ÷ 0.8$144.60
Job labor3 hours × $115.68$347.05
Materials and permit40-gallon heater and fittings $700 + permit $75 (example)$775.00
Job cost$347.05 + $775.00$1,122.05
Flat-rate price at 20% margin$1,122.05 ÷ 0.8, rounded$1,405

The $144.60 rate sits inside the $75 to $150 most residential plumbing businesses charge for standard work (Housecall Pro, updated October 2026), which is a useful check. If your own true cost per billable hour comes out much higher, the fix is usually more billable hours per day, not a lower price.

Emergency and after-hours jobs

Price the night call separately. A typical emergency dispatch fee is $150 to $400 before the repair, and after-hours labor runs 1.5 to 3 times the standard rate on nights, weekends and holidays. Using the example above, 1.5× makes the after-hours hourly rate about $217. Tell the caller the fee before the truck rolls; surprises on the invoice turn into bad reviews.

Flat rate or hourly?

Flat rate works best for routine residential jobs: the customer sees the price before you start, and when you get faster the gain is yours. Hourly fits diagnostics, older systems and commercial work where nobody knows the scope until the wall is open. Most shops run a price book of flat rates for the common jobs and switch to hourly when the scope changes. Review the book every quarter: parts prices move faster than most price books do.

Flat rate vs hourly on five common jobs

Here is how to price plumbing jobs both ways with the same numbers from the worked example: a true cost of $115.68 per billable hour, a 20% target margin, so an hourly rate of $144.60. Hours and parts are example inputs for a typical residential call; swap in your own.

JobHours, parts at cost (example)Hourly: $144.60/h + parts at costFlat rate: cost ÷ 0.8Typical customer price (Housecall Pro)
Sink or tub drain clearing1 h, $10$154.60$157$100–$275
Toilet repair (fill valve and flapper)0.75 h, $35$143.45$152$100–$300
Faucet install, mid-range faucet supplied1.5 h, $180$396.90$442$150–$600
Garbage disposal install, 1/2 hp unit supplied1.5 h, $160$376.90$417$200–$625
40-gallon tank water heater swap (worked example above)3 h, $775$1,208.80$1,405$900–$3,000

Two things the table shows. First, hourly billing with parts passed through at cost only earns margin on labor, so on parts-heavy jobs it lands below the flat price: on the water heater it is $196 less than the flat rate. Mark parts up, or price those jobs flat. Second, a flat rate carries the overrun risk: if that water heater takes 4.5 hours instead of 3 (a seized fitting, a code upgrade), the job costs $1,295.56 and the $1,405 flat price keeps only a 7.8% margin. Billed hourly, the same overrun would have come to $1,425.70. That is why most shops price the routine jobs flat, write the conditions that change the price into the quote, and switch to hourly when the scope does.

The hours pricing takes, and how to get them back

The math is the easy part. The time goes on everything around it: calling back for details, writing the quote at the kitchen table, chasing the yes and then the payment. In Jobber's 2026 survey of 1,050 home-service owners, 37% named quoting one of their biggest daily time sinks. An AI Office Manager that knows your price book can take that off your evenings. Unmanually answers the call, collects the job details, builds the quote from the prices you gave it, sends it, follows up, and invoices when the job is done. You tell it your rates once, by voice or typed, and you choose what needs your OK first. Plans start at $49/month; see how it works for plumbers.

Common questions

How do you price a plumbing job?

Work out your true cost per billable hour (burdened wages plus overhead), multiply by the hours the job takes, add materials and permits, then divide by one minus your target margin. A 3-hour water heater swap with $700 of parts and a $75 permit comes to about $1,400 at a 20% margin with the example numbers on this page.

How do you price plumbing jobs flat rate or hourly?

Work out your true cost per billable hour (burdened wage plus overhead), then price routine jobs flat at job cost divided by (1 minus your margin) and bill hourly only when the scope is unknown. With a $115.68 true hourly cost and a 20% margin, a sink drain clearing comes to about $157 flat and a 40-gallon water heater swap about $1,405, inside the $100 to $275 and $900 to $3,000 ranges Housecall Pro lists (October 2026).

Should plumbers charge flat rate or hourly?

Flat rate usually works best for routine residential jobs because the customer knows the price up front, and you keep the gain when you work faster. Hourly fits diagnostics, old systems and commercial work where the scope is unclear. Many shops use flat rates from a price book and switch to hourly when the scope changes once the wall is open.

How much do plumbers charge per hour in 2026?

Most residential plumbing businesses charge about $75 to $150 an hour for standard work, commercial rates start around $100, and master plumbers can charge up to $200 (Housecall Pro, updated October 2026). Those are labor rates, not job prices.

How much should I charge for an emergency plumbing call?

A typical emergency dispatch fee is $150 to $400 before the repair, and after-hours labor runs 1.5 to 3 times the standard rate on nights, weekends and holidays (Housecall Pro, October 2026). Tell the caller the fee before you roll the truck.

Turn the hours this takes into minutes of talking.

Home service businesses answer only about half their calls (Invoca, July 2026), and owners spend about 11 to 16 hours/week on admin. Knowing what to do is the easy part; the money leaks out in the calls you can't take, the quotes nobody chases and the invoices that sit unpaid. Unmanually is a 24/7 AI Office Manager for your business that you run by voice from your phone:

  • Answers your business line 24/7, quotes from your price list and books the job on the live call, so the customer doesn't ring the next company on Google.
  • Sends the quote, follows up until they say yes, then sends the invoice and chases it until it's paid.
  • Texts confirmations and reminders, keeps your calendar and remembers every price and promise.
  • Plus a free website for your business, set up for you. On a plan, every form fill gets a call back from your AI Office Manager in about a minute.
